Microsoft bets $175 billion on AI data centres as margin pressure mounts
A fourth Azure region now live in Hyderabad signals where infrastructure roles and cloud skills demand are heading even as the economics of the build-out remain unresolved.
Microsoft's escalating AI infrastructure programme is drawing fresh scrutiny after the company's capital expenditure for fiscal 2026 reached significant scale, with full-year property and equipment spending rising nearly 80% from the prior year.
Management has guided to roughly $175 billion in fiscal 2027 capital expenditures, alongside expectations for double-digit revenue and operating income growth, with operating margins seen declining by less than one percentage point.
For fiscal 2026, which ended June 30, capital expenditures and finance leases reached $175 billion on an adjusted basis, following a fiscal fourth-quarter capex figure of $41 billion, up sharply from the year-ago period. Full fiscal-year property and equipment spending totalled roughly $116 billion, up nearly 80% from fiscal 2025.
Microsoft brought a fourth Azure data centre region online in Hyderabad, India, in early August, part of a broader multibillion-dollar commitment to expand cloud and AI infrastructure in the country.
Microsoft added nearly one gigawatt of capacity in one quarter alone, while its commercial remaining performance obligation reached $625 billion, up 110% year over year.
Cash flow from operations came in at $35.8 billion in the fiscal second quarter, up 60%, driven by strong cloud billings and collections, an evidence that the business is generating the liquidity to sustain its infrastructure cycle.
Microsoft's spending pace sits alongside similarly aggressive commitments from Alphabet and Oracle. Alphabet raised its 2026 capital expenditure guidance to a range of $195 billion to $205 billion, after posting $44.9 billion in quarterly capex that pushed free cash flow negative.
Whether such expansion translates into sustained returns or continues to pressure margins and cash flow remains the central question shaping the stock's trajectory into fiscal 2027.
