The Madhya Pradesh government has published the draft Bhopal Development Plan-2047, a long-term urban roadmap that expands the city's planning boundary and sets out where growth, jobs and infrastructure are expected to cluster by mid-century.
At the centre of the plan is a proposed 51-kilometre growth corridor spanning roughly 3,000 hectares. The corridor links zones earmarked for IT, AI, data centres, healthcare, logistics, corporate offices, commercial development and housing : creating a spine of high-density, mixed-use activity across the city. It will also connect routes outward to Vidisha, Raisen, Narmadapuram and Indore.
One of the most notable proposals is EKAI City : an Education, Knowledge and Artificial Intelligence hub planned for the Bhaunri area. It is aimed at building a base for AI-related institutions, technology industries, startups and digital infrastructure. The corridor connects EKAI City directly to the airport and to logistics and wholesale trade areas.
The plan covers an investment area of 1,016.90 square kilometres, taking in 254 villages, and is sized for a projected population of around 45 lakh. Green cover is proposed to rise to 27 percent by 2047, up from approximately 16 percent under the 2005 master plan.
The plan is most immediately relevant to professionals in tech, AI, data, logistics, healthcare and hospitality : the sectors the corridor and EKAI City are explicitly designed to attract.
For tech workers, EKAI City is the clearest signal. If it is built out as planned, it would become Bhopal's first purpose-built district for AI institutions, startups and digital infrastructure , similar in intent to what Hyderabad's HITEC City or Pune's Hinjewadi did for those cities over two decades. Bhopal currently has a modest but growing IT presence, and a dedicated zone with direct airport connectivity could make it a more credible alternative to Tier-1 cities for companies looking to cut costs without cutting talent quality.
For professionals already based in Bhopal or considering a move the corridor's mixed-use design matters. Rezoning land to allow commercial activity alongside residential use, and relaxing floor area ratios on wider roads, should in theory reduce the friction of setting up offices, co-working spaces, clinics or retail businesses. It also means that housing near employment zones becomes more viable, shortening commutes that have historically pushed professionals toward larger metros.
The transit piece is worth watching. A BRTS along the full 51-km corridor, upgradable to MRTS would be a significant quality-of-life shift for daily commuters if it is delivered on time and at reasonable frequency. Most of Bhopal's current public transport is unreliable for long-distance intra-city travel, which limits where people can practically work or live.
Logistics and supply chain professionals stand to benefit from the warehousing and wholesale trade zones anchored at the corridor's airport end. That configuration tends to draw distribution companies and e-commerce operations, which generate mid-skill jobs in operations, fleet management and inventory systems roles that are often undersupplied in smaller cities.
The honest caveat: this is a draft plan with a 2047 horizon. Indian master plans have a mixed record of delivery, and the gap between what gets approved and what gets built is often wide. Professionals should watch whether EKAI City attracts anchor institutions and private investment in the next three to five years that will be the real test of whether this becomes a jobs corridor or stays a planning document.
